An Introduction to Panoramic Interests
Panoramic Interests is a Berkeley-based real estate development company specializing in mid-rise, mixed-use infill housing. The firm was founded by Patrick Kennedy in 1989 and has completed six projects that have added more than 200 housing units and 20,000 square feet of commercial space in Berkeley. More than 300 housing units with an additional 20,000 square feet of commercial space are currently in the planning stages or under construction.
Each of the projects undertaken by Panoramic Interests is organized as a distinct, separate company, managed by Patrick Kennedy. In addition, Panoramic Management, LLC, a separate firm owned and managed by Mr. Kennedy, undertakes all property management activities.
Panoramic Interests believes that infill development is critical to the social, economic and environmental health of cities. New housing, stores and jobs can increase pedestrian activity and safety in older cities and neighborhoods. Mixed-use buildings - located near public transportation, job centers and existing community services like parks and grocery stores - can reduce automobile dependence. Property and sales taxes generated by the new residents and businesses allow cities to improve services for new and existing residents.
Panoramic Interests focuses on vacant and under-utilized parcels that are located near major bus and rail transit lines. Ninety percent of the housing units this firm has developed are located within 1/3 mile of Bay Area Rapid Transit (BART) stations. The remaining 10% of our housing units are located along major bus routes. As a result of the excellent transit access, most residents of Panoramic's projects use alternative transportation modes. In fact, less than 1/3 of our buildings' residents own cars. Not only does this reduction in automobile use have environmental benefits, the pedestrian activity generated by our projects helps add vitality and a sense of safety to neighborhood streets.
A key element in supporting a healthy pedestrian environment is the creation of attractive street settings. Panoramic Interests provides parking through an innovative car-lift system which allows two or three cars to park in the area of one space. By limiting the area devoted to parking, Panoramic is able to maximize ground floor commercial space in its projects. This space provides an excellent location for markets, restaurants and other shops that serve the needs of local residents. Panoramic Interests often works with local entrepreneurs to create new, unique businesses. Rents for these businesses are kept low during the early years of the lease and raised incrementally as the businesses become established.
Panoramic Interests also utilizes its commercial space to support Berkeley's diverse arts groups. Uses for the space include cafés that showcase local musicians, galleries that sell local artists' wares, and cultural centers that provide performance space for local music and repertory groups. The ARTech Building, currently under construction, will add housing and a café to Berkeley's burgeoning Arts District. Another project will provide a new home for Berkeley's last remaining repertory cinema.
Panoramic Interests recognizes the need to provide housing for the residents who make our city unique. Every project succeeds in housing several more of Berkeley's low-income families. Our fully accessible buildings provide much needed housing for members of Berkeley's large disabled community, many of whom are low-income. The Berkeleyan and Gaia Buildings illustrate this commitment by surpassing ADA requirements with fully accessible roof decks and remote controlled entry systems.
Dedicated to the enrichment of civic life through supporting local businesses and community groups, Panoramic Interests leases many of its retail and office spaces to non-profit and arts organizations. We are currently working with the Berkeley Unified School District and housing officials on innovative solutions to the Bay Area's affordable housing shortage.
